Buyer / Broker Agreements

Prior to touring a home, you will need to sign a “Buyer Broker Agreement”. The agreement outlines the services I provide, compensation for those services in the event you purchase a home, and must be completed and signed prior to viewing homes. This is a nationwide requirement of all Realtors®, effective August 17, 2024, as a result of the National Association of Realtors® (NAR) settlement agreement resolving claims brought by home sellers related to broker compensation.
1. Does the agreement require that I purchase a home?
No.
2. Does the agreement obligate me to work with you as my buyer’s agent?
That depends on the type of agreement you sign:
The “Buyer Broker Exclusive Employment Agreement” is used when you engage my services to consult on buying a home, to show you multiple properties listed by me or any other agent or brokerage, or are shopping for a home over an extended period of time. This is an agreement to work with me exclusively as your Buyer’s Agent while shopping for, or making a purchase, in the Green Valley or Quail Creek area.
The “Buyer Broker Agreement to Show Property” is for a one-time property showing of one of my listings, where I am representing the Seller. If you sign a “Buyer Broker Agreement to Show Property,” you are free to work with me or any other agent if you decide to purchase that home.
3. What about compensation? Do I have to pay my Buyer’s Agent?
That depends on the offer you negotiate with the seller:
The agreement defines the compensation owed in the event you purchase a home. In most cases, all or a portion of my compensation will be negotiated to be paid by the Seller as part of your offer to purchase. Keep in mind that compensation is negotiable; sellers are free to counter the terms of your offer, including compensation, and that may include all or a portion of compensation paid directly by consumers (buyers), or through a concession from the seller.
4. Do I need to sign an agreement when visiting an Open House?
No. You are fee to visit open houses without signing any agreement.
