I’ll then prepare the contract and send it to you electronically for review and signature using an approved electronic-signature platform.

How much earnest money will I need?
Earnest money varies by transaction, but an amount of approximately 1% to 3% of the purchase price may be appropriate depending on the property, price, and terms of the offer. The amount is negotiated as part of your purchase contract.
Once the contract is accepted, the earnest money is deposited with the escrow company according to the terms and deadlines in the contract. It is credited toward your purchase at closing. Whether earnest money is refundable depends on the terms of the contract and the circumstances surrounding a cancellation, which is why understanding your contractual deadlines is so important.
When is the rest of my money due?
If you’re financing, your lender and escrow company will provide the amount needed for your down payment and closing costs. Cash buyers will receive instructions for transferring the remaining purchase funds.

Can I have the home inspected if I’m not there?
Absolutely. A professional home inspection is an important part of the purchase process whether you’re buying locally or from another state.
During your inspection and due-diligence period, you’ll have an opportunity to have the property inspected, review applicable HOA documents, and conduct other important due diligence.
If you haven’t previously seen the home in person, I strongly encourage you to visit during the inspection period whenever possible. If you can’t attend, inspection reports typically include detailed findings and photographs that can be reviewed remotely, and I’ll help you understand the next steps.
What happens if the inspection finds problems?
Finding issues during an inspection doesn’t necessarily mean you should walk away from the home. Most homes — even well-maintained ones — will have items noted by an inspector.
Depending on the findings and the terms of your contract, you may decide to accept the property as-is, request repairs or another resolution from the seller, or exercise any cancellation rights available to you within the applicable due-diligence period.
I’ll help you evaluate the inspection findings, determine which issues deserve attention, and negotiate with the seller when appropriate. It’s important to remember that inspection and other due-diligence deadlines matter. Once contractual cancellation periods have expired, your options may become more limited.
Do I need to close escrow in person?
Usually not. Many out-of-state buyers complete their closing remotely.
Depending on the transaction and whether you’re financing, certain documents may require notarization. The title company and lender can typically coordinate an acceptable remote closing process, which may involve a mobile notary, remote online notarization when available, or documents sent to you for signing.
