Quail Creek Real Estate Market Update

Good morning, September! Following is a recap of market activity in Quail Creek for the month of August 2026.

We start the new month with 44 active listings, down from this year’s high of 83 at the start of June — 40 are single family homes, 4 are Villas. There were 21 new listings in August. Overall, August was out best month this summer with 12 listings going under contract, and 6 listings closed escrow. In addition, 13 listings were taken off the market in August (expired or cancelled).

The Summer of 2026 ends with 26 closed sales, down from 31 in the Summer of 2025, — down 16% from last year. Overall, there have been 112 closed sales in Quail Creek so far this year, up from 108 at this point last year — a 4% increase in sales so far this year. 

Mortgage Rates Rise as Inflation Concerns Persist

Mortgage rates climbed to their highest level of 2026 after Federal Reserve Chair Kevin Warsh delivered a more hawkish-than-expected message at the annual Jackson Hole Economic Symposium last week.

Warsh described the overall economy as resilient, pointing to healthy consumer spending and a stable labor market. However, he acknowledged that housing is showing signs of strain and emphasized that inflation remains above the Fed’s 2% target.

Although Warsh did not commit to a specific decision at the Fed’s September meeting, economists interpreted his remarks as a warning that interest rates could remain elevated—or move higher—until inflation shows meaningful improvement. Markets reacted quickly, pushing up bond yields and mortgage rates.

The average daily rate for a 30-year fixed mortgage reached 6.87% shortly after the speech, its highest level this year. Continued inflationary pressure from higher energy prices and the conflict in the Middle East could keep longer-term borrowing costs elevated.

Despite these challenges, buyers and sellers appear to be gradually adjusting. While meaningful mortgage-rate relief appears unlikely this fall, greater acceptance of rates in the mid-to-upper 6% range could help support housing activity through the remainder of the year.

What’s happening in Quail Creek?

Quail Creek’s market will continue to be shaped by both elevated mortgage rates and a substantial pipeline of new construction. Higher borrowing costs may reduce the number of financed buyers, but the community is less rate-sensitive than many housing markets. So far this year, 52% of Quail Creek transactions have been cash purchases, up from 44% in 2025.

Within Quail Creek, grading is underway for 111 new homesites in Unit 38. Unit 39 includes 103 lots, and paving has connected the future model-home village area to Wigeon Lane. A tentative plat for approximately 130 additional lots in Unit 40 is also under review. Together, these units will steadily increase the supply of new homes.

The introduction of Robson’s Oasis Series has created more affordable new-construction options. As these homesites and floor plans become more widely available, buyer demand will be spread across a broader range of new and resale properties. This increased competition makes condition, presentation, pricing and overall value especially important for resale homes.
