Quail Creek Real Estate Market Update

Hello, August! Here’s the market update for the July month-end. We end the month with 48 active listings in Quail Creek, down from a high of 83 at the start of June — 44 are single family homes, 4 are Villas. There were seven new listings in July, seven listings went under contract, and 12 listings closed escrow.

In addition, 19 listings have been taken off the market since July 1 (expired or cancelled). Many of those were winter/spring listings that have not yet sold; expect to see many of those back on market for the fall season.

There have been 106 closed sales in Quail Creek so far this year, up from 99 at this point last year — a 7 percent increase in sales so far this year.

July was as expected, and we experienced the typical summer slowdown in the market. We saw seven sales last month, and nine in June. With the lower inventory right now, current sellers are in a better position with less competition, but expect to see a surge of new and returning listings over the next four weeks. It’s important to watch these new and returning listings, as pricing may be more attractive, elevating competition for buyers.

Latest Economic News

The housing market continues to move at a measured pace as buyers and sellers adjust to higher borrowing costs. While activity remains stronger than a year ago, elevated mortgage rates continue to limit overall demand.

Adding to the challenge, mortgage rates surged to approximately 6.6 percent at the end of July, their highest level in months. At its July meeting, the Federal Reserve left short-term interest rates unchanged, citing an economy that continues to expand despite persistent inflation and global uncertainty. With inflation still above the Fed’s target and some policymakers even favoring higher rates, most economists now expect mortgage rates to remain elevated through the remainder of 2026.

Despite higher financing costs, the market continues to adapt rather than stall. Instead of waiting for lower interest rates, many buyers are moving forward with their plans, creating a healthier, more balanced market.

What This Means for Quail Creek

The national picture closely mirrors what we’re seeing in Quail Creek. Buyers remain active, but they’re also more selective. Homes that are priced correctly, well prepared, and offer desirable features continue to attract strong interest. Of the 106 homes sold in Quail Creek so far this year, 44 went under contract within the first 30 days, demonstrating that buyers are still acting quickly when they recognize good value.

At the same time, buyers have more choices and greater negotiating power than they did during the frenzied market of recent years. Homes that are overpriced, show deferred maintenance, or need updating are taking considerably longer to sell.

Buyer expectations also remain high. With more homes available to choose from, purchasers are taking their time, comparing value carefully, and showing a clear preference for homes that are move-in ready. Updated interiors, attractive curb appeal, and premium features such as mountain views, golf course locations, golf cart or 3rd car garages, and inviting outdoor living spaces continue to command the strongest interest.

Another factor influencing today’s market is Robson’s introduction of the new Oasis Series, a collection of six floor plans designed to offer a more affordable entry point into Quail Creek. While newer construction creates additional competition, existing homes often offer advantages that many buyers value, including mature landscaping, completed outdoor living spaces, window coverings, upgraded finishes, and premium golf course, mountain, or common-area lots that aren’t typically available with many new home sites.

For sellers, the takeaway is straightforward: pricing competitively from day one has never been more important. Buyers are well informed, compare every listing carefully, and recognize quickly when a home is priced above market value.

For buyers, today’s market offers one of the best opportunities in several years. Inventory is healthier, competition is more manageable, and there is greater ability to negotiate favorable terms while still securing a home in Quail Creek.
